A bonus will be credited to an existing resident if they refer a new resident who signs a 12-month lease and moves in.
Guests are permitted. Residents are responsible for the actions of all persons in their unit, including those of any guests.
Security deposits must be repaid each time a transfer occurs. The old deposit will cover any damages to the old apartment, and any leftover money will not be paid to the new apartment.
No. Subletting is strictly forbidden. A resident found to be doing so could face legal action.
In accordance with the lease agreement, we require: 1. Provide a 60-day notice. 2. Stay through the 60 days and pay rent normally through those 60 days. 3. Pay the lease breakage fee, which is calculated to be two months of the rental payment.
Amenities
Beautiful, open walkable property with tall trees, wide roads, and dog waste stations for those who walk dogs. Timber Glen's location is perfectly central to Eastgate and is a 10-minute drive from anywhere you need to go. On-site laundry, central A/C and heat, no parking fees, and 24/7 emergency maintenance staff.

Select units only have w/d hookups. These are located in either the pantry in the kitchen or in the primary bedroom.

No quiet hours are explicit in the lease. Residents are encouraged to use common sense and be respectful when playing music or having parties, which contribute to noise levels.

Location
Timber Glen is located off of Old State Route 74 at the intersection of Tealtown and Old 74. The office is located at the Welcome Center, at 4473 Spruce Creek Drive, Unit #4.
Timber Glen is located between Tealtown Road and Glen-Este Withamsville Road.
All of Eastgate! Meijer, Kroger, Walmart, Sam's Club, many restaurants and churches, shopping centers and hair salons, phone stores, doggy day cares and baby day cares, banks, and the Eastgate Mall. Any and all consumer services are within 10 minutes of Timber Glen.
West Clermont School District
One is located on site! There are many other parks within driving distance, and a nature center a mile down Tealtown Road.
There are countless shopping opportunities near Timber Glen. Home décor, furniture, grocery, bulk grocery, electronics and phones, outdoors, Jungle Jim's, Aldi, thrifting, and craft stores.
Tealside Diner and Bigby Coffee are equidistant, with Bigby having a drive-thru and sandwiches, and Tealside offering classic diner coffee and breakfast.
Maintenance
Painting and priming by professionals. No landlord specials, all fixtures removed before painting, no paint chips on the light switches and door handles. Restoring flooring and replacing carpet if needed. All carpet is sanitized and professionally cleaned. All appliances are functioning upon move-in and sparkling clean. Bathroom shining and no clogging. Bedrooms and closets are clean and dust-free. New air filter in furnace. Any and all repairs or replacements completed before move-in. Inspected by management before each move-in.
Contact the office and speak to the staff. If no one answers, leave a message or send an email. You can also visit the office or put in a request on the Towne Resident App. After hours emeregency maintenance must be called in.
Maintenance staff will request permission to enter your unit as soon as possible. Issues are fixed in the order we receive them, with urgent requests, of course, taking priority. Work is performed, and the maintenance staff may follow up depending on the issue. IF the resident is not home, we can still perform the work, but only after the resident has given permission to enter. After work is completed, the resident's door is locked.
During business hours, contact the office and present ID. Someone will let you in. After hours, maintenance staff will let you into the building, but not the unit. Any locksmith fees used by the resident must be paid by the resident. Any damages the locksmith causes will be paid for by the resident.
Residents may hang pictures on walls and mount televisions. Any nail holes larger than a pinhole must be spackled over and sanded down after move-out by the resident. Painting is permitted. However, the lease states that if more than one coat of paint is needed to cover up the resident's paint at move-out, the resident will be charged for extra paint. Stickers, adhesives, and other bonds are not recommended for doors, walls, glass, mirrors, countertops, cabinets, blinds, appliances, or flooring. Balcony and patio decorations must be limited to patio furniture, normal non-flame patio decor, and holiday decorations. No nails may be drilled into the wooden balcony above. No adhesives may be stuck to the brick. No grills.

Timber Glen is a wonderful place to reside in. I live right by the library and all my grocery stores are within a mile of my home which makes it easier on transporting things I need. I love the view from my home, which makes it ten times more nice.
